Water Droplets on Cistern Body — Is It Leaking?

Water appears on the outside of the cistern body, particularly in humid conditions, but there is no visible pipe leak

Check 01

Distinguish Condensation from a Real Leak

Condensation forms when cold mains water in the cistern cools the cistern surface below the dew point of the surrounding air. This is not a leak. To confirm: dry the cistern exterior, restore supply, and watch. Condensation appears gradually as uniform small droplets across the surface. A genuine leak produces a drip from a specific point — a joint, crack, or connection.

UAE Humidity Factor

In the UAE, condensation is most pronounced from May through September. A cistern holding water at 25–27°C in a bathroom air-conditioned to 20°C will produce condensation during refill. This is normal and does not indicate a fault. Increase bathroom ventilation and ensure the extractor fan operates during and after use.

When to Investigate Further

If the floor around the toilet is persistently damp even in winter or in a non-air-conditioned bathroom, the moisture source may not be the cistern. Check the toilet pan-to-floor connection, water supply pipe clips, and waste pipe joint. Persistent dampness that cannot be attributed to condensation should be investigated by a licensed plumber.
